First-Time Homebuyer Programs & Grants: Are You Leaving Money on the Table?

Saving for a down payment and closing costs can feel like an uphill battle, but what if we told you there's often money on the table, just waiting for you to claim it?

That's right! Many first-time homebuyers are unaware of the incredible programs and grants designed to make homeownership more accessible. These aren't handouts; they're smart financial tools offered by federal, state, county, and even local entities to help you bridge the gap between renting and owning.

What Kinds of Assistance Are Available?

First-time homebuyer programs come in various forms, each with its own benefits and eligibility requirements:

1. Down Payment Assistance (DPA) Programs:

  • Grants: This is essentially free money that does not need to be repaid. It's often provided as a lump sum at closing to cover part or all of your down payment or closing costs.
  • Forgivable Loans: These are often structured as a second mortgage that is gradually "forgiven" over a set period (e.g., 3-10 years), provided you meet certain conditions, like continuing to live in the home.   • Deferred Loans: Repayment of these loans is postponed until a specific event, such as selling the home, refinancing your first mortgage, or the loan term ending. They often come with low or even 0% interest.
  • Low-Interest Second Mortgages: These are often repaid alongside your primary mortgage but at a lower interest rate than a traditional second mortgage.

2. Mortgage Credit Certificates (MCCs): While the federal MCC program has recently undergone changes and is sometimes discontinued, some state and local programs may still offer similar benefits. Historically, an MCC provided a federal income tax credit (not just a deduction) based on a percentage of the mortgage interest you pay each year. This could directly reduce your tax liability, effectively increasing your take-home pay and making your mortgage more affordable.

3. Specialized Loan Programs:

  • FHA Loans: Backed by the Federal Housing Administration, these are popular for first-time buyers due to lower credit score requirements and down payments as low as 3.5%.
  • VA Loans: An incredible benefit for eligible veterans, active-duty service members, and surviving spouses, offering no down payment and no private mortgage insurance (PMI).
  • USDA Loans: Ideal for properties in eligible rural and suburban areas, these loans offer 100% financing (no down payment) for low-to-moderate-income buyers.
  • State-Specific Programs (like Texas State Affordable Housing Corporation - TSAHC): Many states have their own programs. In Texas, TSAHC offers two main programs:
    • Homes for Texas Heroes Program: Designed for public service professionals like teachers, police officers, firefighters, EMS personnel, and veterans.
    • Home Sweet Texas Home Loan Program: Available to low and moderate-income Texans who don't qualify under the "hero" professions. Both TSAHC programs offer 30-year fixed-rate mortgages and down payment assistance as either a grant or a deferred forgivable second lien loan.

Who Qualifies? (It Might Be You!)

While specific requirements vary by program, common eligibility criteria include:

  • First-Time Homebuyer Status: Generally, this means you haven't owned a home as your primary residence in the past three years. However, some programs make exceptions for veterans or those purchasing in designated "targeted areas."
  • Income Limits: Most programs have household income limits, which vary based on family size and the median income of your area (e.g., Princeton, Collin County, etc.).
  • Credit Score: While not all programs require perfect credit, a minimum credit score (often 620-640 or higher) is usually necessary.
  • Property Type & Location: The home must typically be your primary residence and meet certain sales price limits and location requirements (e.g., within city limits for city-specific programs).
  • Homebuyer Education Course: Many programs require you to complete a HUD-approved homebuyer education course. This is a valuable resource that prepares you for the responsibilities of homeownership.

Local Opportunities in DFW in 2025

It's not just state-level programs! Many cities and counties within the DFW Metroplex offer their own assistance:

  • City of Fort Worth Homebuyer Assistance Program (HAP): Provides up to $25,000 in down payment and closing cost assistance for eligible first-time buyers within Fort Worth city limits.
  • Federal Home Loan Bank of Dallas (FHLB Dallas): This entity provides funding through its member financial institutions (your local bank or credit union). Their Homebuyer Equity Leverage Partnership (HELP) grants can offer up to $25,000 in Texas, though funds are often in high demand.
  • Other Local Initiatives: Many other cities in the DFW area (like McKinney and Denton, for example) have their own programs. It's always worth checking the official city websites for their housing or community development departments.
